Three Reasons to Invest

Outperformance in a High-Demand Industrial Market

Alpine Industrial Park consists of six Class-A buildings suitable for various flex/light industrial tenants. This asset is located in supply-constrained Sacramento, a high-performing, hugely desirable industrial market in Northern California. Alpine is located close to a number of highways connecting it to the Bay Area and the Central Valley, providing easy access to shipping, distribution and a ready workforce.

When Cadre acquired this asset, Alpine was 83% occupied, with 76% of the leases set to expire during our hold period. Along with our partner, Rising Realty Partners, we managed the rollover of existing tenants, brought rents to market rates, and renewed expiring leases. Alpine is currently 100% leased and the asset’s Net Operating Income (NOI) is currently outperforming our initial underwriting.

Adding Value in a Growing Market

Windwater at Windmill Lakes is a 150-unit garden-style apartment complex located in the booming market of Houston, Texas. Cadre acquired this property in an off-market transaction with our partner, the Bascom Group, one of the top-ranked owners of multifamily assets in the U.S. Investors in Windwater can benefit from our attractive off-market deal, purchased at 12% below comparable sales and at a 33% discount to replacement cost.

Cadre’s business plan calls for increasing the value of this 1999 vintage property through property upgrades and capital improvements. We are investing in interior and exterior renovations, which we anticipate will command 36% higher rents after completion and repositioning the asset. We have already completed renovations on eight units. Rent increases are expected to lead to a higher sale price for the property when our improvement plan is completed.

Reinventing an Iconic Skyline

Cadre recently broke ground on Waller Creek, a Class A mixed-use asset in Austin, Texas. This new development will have a little bit of everything, with 686k square feet of office space, 352 luxury apartments, 251 hotel guest rooms and 9,600 square feet of retail space, along with a state-of-the-art amenity package. Waller Creek is expected to be the tallest building in Texas and the crown jewel of the Austin city skyline.

Over the past decade Austin has led the Texas growth story, with 21% population growth over that time cementing it as the 11th largest city in the country. And the capital of Texas shows no signs of slowing down. Over the past five years, Austin landed the #1 spot in the U.S. for population growth by metro area. Austin is also a top-performing job market, driven by continued growth in the tech sector and a steady influx of companies and individuals attracted to Texas.

Waller Creek has a guaranteed maximum price contract and a construction loan in place. We broke ground on this development in June 2022. These are major milestone events for a project of this scale and scope, nearly negating pre-development risk.
